What should you check before buying a house in Delhi?

There are a few important things to consider before anyone is going to buy and enter into an agreement for buying a house or residential property in Delhi.

LOCATION- One of the important things to consider before buying a flat or house in Delhi, is the location of the property. Make sure it should be located near the proximity of hospitals, schools, markets. Also, consider that the common time is required to reach all these places from the residential property that you are going to buy. If the distance is far from the property, then it would be better to find suitable alternatives if possible.

CONDITION OF THE PROPERTY- If someone is willing to buy properties in Delhi, it is very important to take a tour around and within the property to make sure it is in good condition and everything is ok because in Delhi most of the residential properties are very old and requires massive renovation and rework which could cost even more money and may not be appropriate for the buyers to bear with it. In addition, also check for the condition of the wooden hardware, cracks in the walls, electrical connections, earthing system, infestation, leakage in plumbing systems, and more.

COMMUNITY- Make sure that the residential property you are considering investing in or buying in Delhi, is located at a safe location with better communication facilities. It is also important to make sure that the society or community of the residential property you are going to buy is safe for the individual and your loved ones.

SIZE OF THE HOUSE- Most of the time there is a clause that “plans, drawings, and specifications are provisional and the builder reserves the right to make changes and variations.” Therefore, you can agree on a particular size, but the builder can specify and give a different size, so make a note of it and if possible try to put clauses according to your needs.

POSSESSION DATE- Most of the time the agreement usually mentions a tentative date of possession. But, it is possible that there can be a delay of a few months for unforeseen circumstances. It is better or one can ask to put a rental clause to be paid in case of delays after a certain period.

COMPLETION CERTIFICATE- At the time of handing over the flat, it is very important to make sure that the builder also provides you with a completion certificate. This certificate is issued by the municipal authority of Delhi that establishes the building compiles with its approved rules and plans.

REPUTATION OF THE BUILDERS- Always do some research about the builders and their previous projects and their current condition. Check whether the builder had completed and delivered previous projects on time or not, how is the after service, and more. Also, make sure to take the feedback from other property buyers especially those who have already bought properties from the same builder or provider, and find out the problems faced by them if any. It is always better to buy the home from reputed builders and property providers such as DLF, Wealth-Clinic, because of the good reputation and better construction with excellent facilities provided by them.
